Kapalua's Median Condo Price Dropped in 2026. The Building Explains More Than the Market Does.

Two listings went live in Kapalua Resort within a few weeks of each other this spring. One, a two-bedroom at the Golf Villas, went under contract inside two months. The other, a three-bedroom oceanfront unit at the Ironwoods, sat through the summer with no accepted offer. Same resort. Same zip code. Same "Kapalua" label on every portal search filter. Completely different outcomes.

That gap is the story hiding inside Kapalua's 2026 numbers, and it matters if you're comparing this resort to anywhere else on Maui, because the headline figure everyone quotes tells you almost nothing about which of those two listings you'd actually be buying.

The number that's making buyers nervous

Here's the stat making the rounds. In the first half of 2026, Kapalua Resort closed just 10 condo sales, down from 14 during the same period in 2025. The median sale price fell from $1,635,000 to $1,387,500. Average days on market more than doubled, climbing from 115 to 253.

Read as a headline, that looks like a resort in real trouble. Read against the rest of West Maui, it looks stranger still: closed sales across the broader region actually rose 22 percent over the same stretch, from 121 to 148 transactions, even as prices softened and homes took longer to sell everywhere. Kapalua moved in the opposite direction on volume while the district around it picked up steam.

So what's actually going on inside the resort that isn't going on next door in Kaanapali or Lahaina?

Ten sales is not a market. It's a sample.

Kapalua Resort is small. Ten closed transactions in six months is not enough data to describe a trend. It's enough data to be entirely reshaped by which two or three units happened to close.

Look at the ceiling on each side of the comparison. The highest sale in this year's first-half window was a Bay Villa that closed at $2,935,000. The highest sale in the same window a year earlier was a Residence at Kapalua Bay that closed at $7,255,205. Swap one ultra-luxury closing for one mid-tier closing and the median moves by hundreds of thousands of dollars without a single owner in the resort actually losing value. That's not a market correction. That's arithmetic on a small number of data points.

This is exactly why a single sale at Coconut Grove, the Ironwoods, or the Resort at Kapalua Bay can swing Kapalua's reported median more than a hundred closings in a bigger district ever could. The resort's small size, which is part of its appeal, is also what makes its median price nearly useless as a standalone number.

The five buildings that actually explain the spread

Kapalua Resort isn't one condo market. It's several, stacked next to each other, each with a different unit count, a different age, and critically, a different set of rental rules attached to the title.

Notice the shape of that table. The two condo communities with the largest unit counts, Golf Villas and Ridge Villas, are also the two where short-term rental is currently permitted. That's not a coincidence. Both sit on Maui's Minatoya List, the county's inventory of apartment-zoned buildings that have historically operated as vacation rentals, and both were caught up in the same legislative fight reshaping condo rules islandwide through the middle of 2026. Bill 9 threatened to strip short-term rental rights from many Minatoya List buildings. Bill 88 surfaced as a counterproposal that would let roughly half of those apartment-zoned buildings upzone to hotel status and keep their rental rights instead. Whichever way that fight settles, Golf Villas and Ridge Villas carry rental income potential that Ironwoods and Coconut Grove simply don't have, because those two never operated as short-term rentals in the first place.

That single distinction, rental-eligible versus owner-use-only, does more to explain Kapalua's price and speed differences than square footage, view, or renovation quality ever will.

A condo that can legally generate rental income and a condo that can't are two different assets wearing the same resort name. Compare their medians together and you're comparing apples to a beach house.

The ultra-luxury tier adds a third variable that pure STR logic doesn't capture: carrying costs that show up after closing, not before. The Resort at Kapalua Bay has exterior construction scheduled on one of its buildings from October 2026 through July 2027, tied to a special assessment for the work. A buyer comparing that community's price tag to a Golf Villas unit needs to know that number isn't the whole cost of ownership. Buildings that age at different rates carry different near-term bills, and no median price captures that either.

What this looks like next to the rest of West Maui

Put Kapalua's numbers side by side with its neighbors and the resort's small-sample volatility becomes even clearer. Lahaina, in that same first-half 2026 window, saw closed sales more than double, from 11 to 24, while its median price actually rose, from $550,000 to $651,250, and homes there sold faster than anywhere else in West Maui even as days on market crept up from 69 to 106.

Zoom out to the whole island and the same pattern of geographic spread holds for single-family homes. One countywide monthly report tracking prices through July 2026 put the range from just over $1,000,000 in Wailuku up to $5,450,000 in Kapalua, underscoring how far West Maui's premier resort corridor sits above the rest of the island regardless of which property type you're measuring.

There's also a supply-side number worth knowing if you're patient rather than urgent. Absorption rate, which estimates how many months of inventory exist at the current sales pace, runs anywhere from about 14 months for Maui condos priced under $1 million up to roughly 108 months for those priced above $5 million. That gap alone tells you something the median can't: the buyer pool for a $6 million Ironwoods unit is a fraction of the size of the buyer pool for a $1.3 million Golf Villas unit, which is exactly why the luxury listings sit longer even in a resort this desirable.

Before you compare two Kapalua listings

If you're weighing a Kapalua condo against something in Wailea, Kihei, or elsewhere on Maui, the median price alone will mislead you. Before you draw a conclusion from it, ask:

  1. Which specific building is this listing in, and is that building on the Minatoya List with short-term rental rights currently intact?
  2. How many comparable sales has that specific community had in the past 12 months, not the resort as a whole?
  3. Is there a pending special assessment or scheduled construction project tied to this building's HOA?
  4. What's the sale-to-list price ratio for that building specifically, since resort-wide averages can hide a lot of variation?
  5. Is this unit's price band closer to the workhorse tier (Golf Villas, Ridge Villas, Bay Villas) or the trophy tier (Ironwoods, Coconut Grove, the hotel-branded residences)?

Answering those five questions will tell you more about what you're actually buying than any median price Kapalua reports this year.
